Conservation easement

with Alachua Conservation Trust

After several months of negotiations, Flint Rock’s donation of 151 acres to Alachua Conservation Trust for a conservation easement was approved in the Fall of 2020. This easement, along with 102 acres of green space and common area, totals 63% of the 400 acres that is Flint Rock.

The 151 acre conservation easement has specific use restrictions. It serves as a dedicated wildlife corridor which connects the property east of Parker Road with the land that is north and west of Flint Rock. In their efforts for reforestation, the Developers of Flint Rock have planted 65,000 Longleaf Pine potted seedlings in “plantation style”, which will enable the conservation area to have natural walking trails and open spaces within the trees.

To ensure the walking trails are established properly, the Developers will manage the conservation easement for two years. In year three, this parcel of Flint Rock land will be placed in Alachua Conservation Trust to preserve the land from future development.

Agrihood Living

Flint Rock is the first of its kind in the Gainesville community, promoting a lifestyle of healthy living and wellness. This planned residential community development is centered around its gardens, orchards, and reforestation; emphasizing the principles of community and sustainable agriculture as integral parts of community planning while embracing the farm-to-table lifestyle .

Flint Rock was designed to incorporate open space. With its recreational spaces, nature trails, scattered gardens, fruit and edible nut bearing orchards, meandering walking paths, and beautiful expanses of land, its residents will enjoy more green space than your average Gainesville subdivision.

Agrihoods are a way of life, where emphasis is placed on the environment, and where its residents feel connected; not only to their homes and neighbors, but to the land on which they live. Simply put, Agrihood living enables you to put down your roots in a significant way.

What’s more is that there are also emotional benefits to living in an agriculturally integrated community. Growing, gathering, harvesting, and enjoy food with your neighbors has shown to be a socially rewarding pursuit. Through Flint Rock’s carefully designed subdivision layouts, you will experience the benefits of this close-knit community.

Country estate

Country Estate architecture, which includes modern farmhouse, highlights the simplicity of living. Coming up the driveway, the signature design of Country Estate is the inviting entry, second floor dormer windows and a gabled roof, which flares out to cover the porch. The large porch design is an important part of the home’s plan, which helps cool the interior of the home while providing a shady area for guests to gather and to enjoy the outdoors.

With functional shutters and dormer windows that increase interior light and living space, the architecture of Country Estate is minimally ornamental, but very efficient. Large, symmetrical windows help accentuate the exterior, and bring the outside in.

While every home will have subtle variations to make it unique, there are a few key architectural features which are representative of Flint Rock homes; lap siding with board and batten accents and the standing seam metal roof over the front porch.
